How we work with operators

A quieter portfolio, by design.

A lot of our best commercial work sits behind a signed NDA. Some of the spaces we're proudest of, the ones you'd recognize, are exactly the ones we're not free to post publicly. So we don't keep a public gallery.

Instead, we show our work directly. When you call, we'll walk you through a curated set of past projects relevant to yours, with a scope summary and a reference contact you can actually call. Confidentially, the same way we can treat yours.

Full general contracting
for the build-out.

Same project management model as our residential work: one PM, on-site through the build, and a scoped price once the plans are complete.  Sequenced around your opening date.

Building permits, occupancy classification, accessibility, and inspections, coordinated end-to-end with the municipality.

Demolition & Site Prep

Full strip-outs of existing tenant fit-outs, disposal, and structural assessment before new work begins.

Mechanical & Electrical

Service upgrades, dedicated circuits, lighting layouts, HVAC coordination, and rough-in for hood & venting where required.

Service bar rough-ins, grease interceptors where required, washroom plumbing, and floor drainage for service spaces.

Custom Millwork

Back-bars, host stations, banquettes, display fixtures, and built-in seating, built in-house by the same cabinet team that builds our residential kitchens.

Most operators we work with prefer their interior photography stays off the public web; suppliers, competitors, and embargo timelines are all reasons. Rather than publish a thin gallery or partial work, we share a curated portfolio privately on the first call.
Yes. We have a standard one we can send, or we'll sign yours. Most of our operator references are happy to take a five-minute call without one, but we treat your scope, suppliers, and budget as private regardless.
For refits in occupied spaces, yes. We've done overnight and after-hours work for operators who can't close for a full rebuild. We'll quote that explicitly in the scope, and the schedule is built around your service window, not ours.
Yes. Building permits, occupancy classification, mechanical & electrical permits, and final inspections are all part of the standard commercial scope. We coordinate directly with the municipality and your designer or architect of record.
Most of our commercial projects fall between 600 and 4,500 square feet: single-tenant build-outs, refits, and smaller flagship spaces. We're not the right fit for big-box or multi-unit work. Project minimum starts around $80,000.
We take a limited slate of commercial work each year, usually two to four projects. Lead time to start a build is typically 6–10 weeks from signed scope. The earlier the call, the more flexibility on opening date.
